Lighting: Proper lighting can be accomplished with windows, light fixtures, or both. Be sure that, whatever lighting options you choose, all corners of the bathroom are well lit. Having dark corners causes the bathroom to appear smaller.

When you are deciding how to adorn the windows in your small bathroom, consider using sheer or lace curtains. This allows more light in, making the room seem larger. If privacy is a concern, then try replacing the glass in your bathroom windows with frosted, etched, or stained panels.

You can also use several techniques with light fixtures. Try installing a strip of lights above the main mirror; this will proved fantastic light and create the illusion of more space. So, all of those pollutants, carcinogens, and toxins that are making their way into our municipal water systems easily get into your body through your pores, which open when you bathe in warm water.

Let me just cite one study done recently which took at look at trace pollutants in the water systems of 29 major American cities. 29 out of 29 (that is, 100%) of these cities had at least one pesticide in their water. Several had two or more pesticides present, and one major American city even had three!

Of course, that's not the whole story. The way we purify our municipal water in this country is at least fifty to one hundred years old, yet most of the pollutants we're trying to get rid of were invented in the past thirty years.

Even our method of purification--the use of chlorine--is highly suspect, and some scientists even think that it's this very chlorine that has given rise to the dramatic cancer rates we now have.

I champion people and try to get them to look at their house, at least once a year. One of the easiest ways to inspect your home is to use a home inspection checklist and if you really want a good home inspection checklist, there's a good chance that you are going to need to purchase one. You get what you pay for and don't ever forget that.

Foundation repairs usually start with a small crack and that's no joke. If you notice a crack, take a picture of it and save it somewhere. If you think, that the crack is actually getting a little bigger or starting to separate, you can simply take another picture and compare the two photos.

I would like to give you an example of what I'm talking about. Sometimes we look at something and we think that it's getting larger, but we don't have anything to compare it to. As time goes on, we think that the crack is still getting larger, but our mind is creating an optical illusion. This happens to a lot of people.

If you had a picture, from a few years ago, you could refresh your memory and this could be very helpful in reducing your anxiety or jumping to conclusions about foundation damage. Home purchasing checklists provide protection for consumers with useful information for future home repairs or current home repairs that will need to be done before the home is sold. Home inspectors often use checklists like these, while they're inspecting the home.

If more home shoppers used home inspection checklist while shopping for houses, we would probably have more satisfied homebuyers than dissatisfied ones. Recently just purchasing a home, we had our real estate professional, the previous homeowner's real estate professional and a mortgage lender, involved in the purchase of the property.

There was a home inspection report from the current homeowners, available for us to look at. It provided us with the damaged parts of the home that were repaired or replaced. Some of these repairs were from termite damage and it was stated so on the report. This was helpful information for us as we walked around the home inspecting it for damage.

The work that was repaired to look satisfactory and the rest of the home had minor damage. Listening to one of the real estate sales people that were involved in the transaction, you would've thought we would get in the deal of a lifetime and they had nothing but good news to say about the product they were representing. I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Home purchasing checklists provide protection for the shopper and I would recommend, never shopping for a home without one.

Avoiding Mistakes For Do-It-Yourselfers - Drain Clearing

The other day I was in a popular home improvement center picking up some irrigation parts for our house, when I was ease dropping on a conversation between an older man and one of the stores representatives. The man explained to the so-called in house plumbing expert that he had a clogged drain and was looking for a product that could be poured into the drain and solve his problems.

They were both standing in front of the liquid plumber selection of fine products(that was a joke). What product do you recommend the older man asked. The do-it-yourselfer plumbing expert answered by pointing to a product that he recommended, this seems to do a pretty good job at clearing drains. The older man, having been around the block before, a little more educated than he was a few years ago, from his previous purchases of a product that claimed to perform a task, but didn't.

If this was a young man or woman, I would have waited until the home improvement specialist left the area and then, I would've explained who I was, and my experience with a few of these products. However, I felt that this man, who looked like he was in his late 60s or early 70s, should've known better. I chose the let him help the economy with his purchase. I guess in a sense, I was doing my good deed for the day.

Their conversation soon ended as the in-house plumbing expert left to advise another customer, hopefully on something that he actually knew something about. The older gentleman selected a different product and quickly scaned the area to make sure that the person who had assisted him wasn't around as he scampered off in a hurry.

Here's a quick tip on how to avoid mistakes as a do-it-yourselfer. Don't assume that liquid drain cleaning products will solve your problem. Try not to get caught up in your home improvement advisers solution to your problem. I have watched them sell products to unsuspecting customers and even had them try to sell me something that didn't work.

I personally, have never had any luck unclogging any drain pipes with any liquid drain cleaner. I don't know if my message is loud and clear here and hope that anyone who has gotten this far, reading the article will not believe everything that they read, because the book or product says professional plumbing expert or listen to someone because they're wearing a shirt that says ask me, I'm a home improvement expert.

One of the best ways to begin planning is to draw up a simple floor plan of the bathroom space, including the size of each wall. From here, you can begin to put the pieces of the puzzle together.

Here are some basic questions you need to ask yourself:

What is your proposed budget? If you can answer this question first, the material selection process will be much easier. Case in point: Tile (material only) is priced anywhere from $1.50 to $30.00 per square foot! Considering an average tub enclosure is around 80 sq.ft., just the price difference in tile selection can change the cost of the project by thousands of dollars.
Are you keeping the same configuration of the bathroom as the existing layout? When moving walls or changing the layout requires framing, electrical, plumbing and drywall work. Replacing existing components (without relocation) is the most cost effective way to remodel your bathroom.
Tub or Shower: Are you replacing the tub? Or are you converting the tub into a shower? When converting a tub into a shower, additional costs incurred will be in re-locating the plumbing drain, shower valve, building and sealing the shower pan among other things.
Shower or Tub Enclosure: Do you want a tile or fiberglass enclosure? If it is a shower; do you want a fiberglass shower pan or tile. Prefab fiberglass units are (of course) more cost effective than tile however tile is much more aesthetically appealing.
Tile Selection: Stone, tile (ceramic or porcelain), marble? Same tile for floor and enclosure? Any decorative tile additions? Shampoo nooks? Shower seat? Material and color choices are almost as infinite as the price points.
Floor Covering: Using same material as tub/shower enclosure? Wood or tile base board? Wood base is more cost effective, however tile has a much classier look.
Wall Covering: Paint, wallpaper, tile or a combination?
Vanity Cabinet: Type of wood? Painted or stained? Low profile (31 1/2" height) or regular (34 1/2" height)? Master baths usually have the 34 1/2" height while hallway or secondary bathrooms typically use the low profile cabinets.
Vanity Top: Granite, tile, prefab unit?
Sink: Surface mount or undermount?
Toilet: Round or elongated? White or special color? Prices change dramatically for "designer" toilets and even the color choice can change the cost for the fixture.
Lighting: Wall mount or recessed lighting? Re-locating lighting (requiring electrical and drywall work)? Installing or replacing exhaust fan? Keeping fixtures in the same location will (of course) save you money.
Shower or Tub Door: Same configuration as existing (sliding or hinged)? Again, choices of doors "run the gamut" with regard to pricing.
Replacing a Window? Retrofit or standard replacement (standard window replacement involves stucco/siding and drywall repair)?
Bathroom Door: Replacing the existing bathroom door? Same style? Paint or stained? Hollow core or solid core? Pre-hung or replace door use existing door jamb?
Hardware: Style and finishes for shower door, vanity cabinet knobs, sink faucet, towel bars? Pricing for fixtures changes dramatically when it comes to design and material choices.

Below are some basic space guidelines provided by the National Kitchen and Bath Association:

Lavatory

15" (38 cm) or more of clearance space from the centerline of lavatory bowl to a wall or similar obstruction.
30" (76 cm) or more of clearance space between the centerlines of double-bowl lavatories.
At least 30" x 48" (76 cm x 122 cm) of clear floor space in front of the lavatory.
Toilet / Bidet
16" (41 cm) from the centerline of a water closet or bidet to a wall or similar obstruction, or fixture adjacent to it.
At least 48" x 48" (122 cm x 122 cm) of clear floor space in front of the water closet or bidet.

Bathtub / Shower

Shower size large enough to comfortably use, at least 34" x 34" (86.36 cm x 86.36 cm).
Tub size large enough to comfortably use.
At least 60" x 30" (152 cm x 76 cm) of clear floor space in front of shower/tub.
General Information
The bathroom entrance door swings so that it does not interfere with people in front of fixtures.
Fixtures located so that more than two people can use the space comfortably.
Water closet and bidet in separate compartments or shielded from entrance view.

Safety Requirements

Non-slip flooring used throughout the space.
Ground-fault circuit interrupter electrical receptacles used.
Electrical switches placed away from tub or shower.
Grab-bars at shower/tub entrance and inside enclosure.
Tub and/or shower easy to enter and exit.
No steps at the tub or shower.
Safety glazing on glass used for shower doors.
Shower door swings into bathroom, not into shower enclosure.
Bench/seat included in shower enclosure.
Pressure balanced water control valves used in shower.
Temperature regulating water control valves used in shower.

Storage Requirements

Adequate counter or shelf space around lavatory.
Adequate storage for grooming equipment, toiletries, linens, etc., 15" - 48" (38 cm - 122 cm) above the floor.
Towel bars /rings located within reach of fixtures.
Bathroom linen and paper product storage space provided.
Storage space for shampoo and such in the shower/tub area, between 15" to 48" (38 cm - 122 cm) above the floor.

Mechanical System Requirements

An efficient ventilation system is part of the plan.
Bathroom heating system will keep the space comfortably warm.
Task lighting provided at every functional area.

6. Thanks for helping us with our design. Working with your contractor on a daily, weekly or monthly basis can be frustrating or joyful. Let the contractor know either way how you are really feeling.

Often I'm asked by homeowners, if they think that they can build something on their own. Often I end up explaining the process to them and it's pretty confusing. I would like to give some homeowners and construction handyman some do-it-yourself home remodeling advice, about projects that I think they should avoid and the reason why.

1. Working on Electrical Service Boxes

I really don't recommend, anyone who lacks experience working with electrical, to be working on it at all. When it comes to the electrical service box repairs, if you don't have any experience working in this specific area, I am suggesting this to all homeowners and do-it-yourselfers, stay away from electrical service power boxes. Electricity can be extremely hazardous to your health, so take my advice, this is coming from an expert on the subject.

2. Plumbing Water Supply Lines

I don't recommend, anyone who doesn't have any experience working with plumbing water supply lines, because if they break, or if your repair, doesn't hold properly, you could destroy a large portion of your home. Picture this, you just got through putting a new faucet in, everything looks great, but it's time for you to go to your baseball game. You come home about four hours later and the entire house is flooded with water.

This kind of stuff does happen and you need to take the advice of an expert here. It has even happened to me and I understand the process, pretty good. If you plan on fixing any plumbing water supply lines, make sure that you can spend the time, keeping an eye on your new home repair. If you're going to have any problems with them, they will usually happen within the first few hours of use.

I hope this helps, sometimes it's better to pay a professional, but I can understand, every intelligent person, is interested in saving a few dollars and learning new skills.

A three way home electrical light switch is a special light switch that can be used in your hallways, large rooms and stairways. These light switches are specially made to operate one light or a group of lights from two different locations.

They are most commonly found in hallways and provide a homeowner with the option of turning the light on at one end of the hallway and turning it off, when they are finished walking through the hallway and are about to enter into another room.

Before three way home electrical light switches were made, people would turn the hallway light on and leave it on or they wouldn't turn the hall light on at all, because they knew that after they walked down the dark hallway, they wouldn't be able to turn the light off at the other end.

Building Codes - Stairway Construction

The stair building code was created for building safety. Before the building code and local city enforcement (Building Inspectors), anyone could build a house. This meant Uncle Earl who had just watched a couple of his friends build a house down the street construct some sort of a dwelling. The next step for Earl would be to help these guys for a day and now he is a professional home builder. You get the point.

Stair Building Codes create the safety needed for one of the most hazardous areas of your home. You might know someone who has fallen down a stairway?

I lived in a house I built for 15 years and I redesigned the stairs from a winder design to a T shaped set of stairs. Both sets of stairs were built using the local stair building code for my city.

Wow I could not believe how many times my family members fell down the stairs. I even fell down once. I was amazed. When I switched from the winder to the T shaped stairway there were less accidents. My point is that even using the stair building codes this is a dangerous part of your house.

Having a professional stair builder install your stairs is great advice. Take it. For example this happened to me on quite a few jobs. I get a set of plans from a architect who has been designing houses for over 40 years. I looked at the stairway to find out that he has designed a stairway that is too small for the length of this part of the home. If I build the stairs using the plans that by the way were approved from the local building department, I could have a problem.

You are probably asking yourself how does this happen. Aren't these people experienced professionals. Of course they are. They probably have the U.B.C. (Uniform Building Code) in their office somewhere. Everyone makes mistakes here and there but this is one area of the home where safety is a big concern.

Just look at it like this. The stair building code was designed to improve the safety and reduce the number of accidents while using the stairs. Over the years I have seen stairs poorly designed and constructed. These stairs create problems for the owners of the buildings not just the people that use them. Did I mention lawsuits. This is one area where a lawyer will have a field day.

As a building professional I advise you to use the stair building code first for safety and second to avoid lawsuits. Get an idea from some of the pictures I have taken over the years on problems with stair building.

Use common sense while building or remodeling your home. It goes a long way.

Retaining Walls Suffer From Moisture Problems

Whether you're driving down the road or through a neighborhood and you notice a retaining wall that has large cracks in it, or is severely discolored, or one that has white calcium deposits from moisture covering the entire wall, you've got problems with moisture.

The retaining wall is designed to hold the dirt back, that's it's sole purpose. It's not going to hold any moisture back unless someone has installed a waterproofing membrane to separate the soil from the concrete block wall. If the soil isn't ever going to get wet, then you probably don't need to waterproof the retaining wall.

However that's normally not going to be the case. So we need to waterproof the interior of our retaining walls to eliminate future moisture problems that could eventually, deteriorate as moisture starts to accumulate, inside of our block wall for a longer periods of time.

If you don't know anything about waterproofing, I would suggest that you hire a waterproofing expert. Waterproofing looks easier than it actually is, and might be out of your scope of work.

I'm not going to suggest that you use waterproofing paints, because I haven't seen great results with these products. However, if you're not that concerned about your retaining wall and are looking for a cheaper way to apply any waterproofing materials, these paints might not be a bad idea. Sometimes, Something is better than nothing.

If you live in a relatively dry climate, it might not be necessary to waterproof your retaining walls. But if you live in a damp or moist area, especially an area where the ground is moist all year round or more than six months out of the year, I would suggest that you waterproof the back of your retaining walls.

Don't Let This Happen to You - Home Computer Electrical Damage

If you've read any of my other articles, you know that I am always coming up with great ideas, tips and even a couple of stories that can save homeowners lots of money. Here's another one of those stories, that involves a friend of mine who asked me if I could fix his outdoor electrical outlet.

I was over at his house one day, and told him that I could probably fix the electrical outlet and if we needed any parts, we could run down to the lumber yard and pick them up and his problem would be solved within a few hours. This two hour repair was about to cost him the hard drive on his computer, but neither one of us had any idea what was about to happen.

We each agreed to give it a shot, I told him to go over to the electrical panel and turn off the breaker that went to his outdoor shed. He proceeded to turn off the breaker and yelled out," It's off, try it." I plugged in an electric drill and it was still working, as he was walking around the corner, towards me, I showed him that the drill was still on and he hadn't turned off the right electrical breaker.

He went back and turned off a couple of more electrical breakers and the drill was still running. Now he frantically started to turn off one electrical breaker at a time, until I yelled out," It's off, the electrical power is, off you can stop."

I repaired the electrical outlet and he went back to turn every electrical breaker back on that he had turned off. We were proud of ourselves and he now had electrical power, back to his shed and he was happy.

Now for the bad news, his computer was running and when he turned the electricity off and on, it must've done something to his computer hard drive and it now needed to be replaced.

The moral to the story, isn't that you shouldn't help your friends. It's that you should, make sure that your computers are safely off, before you attempt to do any electrical work to your home.

It wouldn't be a bad idea, to have a battery backup, for your computer, if you use it often, just in case there is an electrical failure or something happens like the story above.

Installing A 32 Inch Back Door

The Updated Americans With Disabilities Act is Now in Effect

In case you somehow haven't heard, the Americans with Disabilities Act (ADA) has been completely revised and is now in effect. The new law amending the ADA shows a much larger definition of disability to help protect those being discriminated against, especially at work. The revision was passed and signed in the fall of 2008 and went into effect on January 1, 2009.

The new definition of disability is much broader and offers protections for people who were not considered disabled just last year, especially those with illnesses or diseases that can be helped or controlled with therapy and/or medications. For instance, before the revision those with diabetes, epilepsy, multiple sclerosis and other conditions were not considered disabled due to the nature of these conditions.

Many illnesses or diseases, of course, are remitting and relapsing in nature, or can be controlled at times through medical attention and pharmaceuticals. While these conditions can be disabling, the old ADA did not take this into consideration and did not consider those with the conditions disabled.

The amendments to the ADA have changed everything. Except for those who wear glasses and/or contacts because of poor eyesight, people are now considered disabled based on their medical condition when the condition is most severe. This means before medication, therapies and medical attention.

For example, if someone has epilepsy, they are considered disabled due to their epilepsy, even if they take medication to keep it under control. Those with multiple sclerosis are deemed disabled based on their condition when the disease is not under control. This new change reflects an acknowledgment that many conditions may "present" as less limiting at various points in time, but, due to their very nature, can easily and quickly exacerbate, becoming more limiting and disabling.

In addition to this change, the new ADA also has changes in the list of major life activities that qualify as physical or mental impairments if affected, such as reading, thinking, standing, bending, caring for oneself, communicating, concentrating and lifting.

While some people think this will only add to a growing list of disability discrimination claims, others hope that these new protections will benefit those who are clearly disabled, yet have not been deemed so until now. In particular, many are hoping this will benefit returning veterans.

In the world of remodeling the exterior of your home, there are several things to consider when comparing fiber-cement siding to vinyl siding.

Disguising the Problem

Vinyl siding is sometimes used as a cover-up to be placed over the old damaged cladding. The current problems may still exist. Sometimes it may be improperly installed. This invites insects and moisture to build up behind the panels, and may even go through the structure of the home.

Flammable

"Go Green" - "ECO friendly" - "save the planet" - "Global Warming". All words we are very familiar with unless you have lived on the moon for the past 5 years or so. Now everyone is jumping on the bandwagon and offering green products and services. But how green are they and is it just a token gesture to be popular? We have been researching the possibilities of building eco friendly and economical green villas in Spain after I inadvertently made the mistake of asking my wife how she would like her new house built. "Eco friendly" she replied.

Those two words began a journey of thousands of miles across Europe and countless hours researching the web to find out how "eco friendly" I could build her dream home. Initially I found that an eco friendly home was just a cave house...I didn't fancy living in or building a cave house, or they had thicker lagging on pipes or they offered solar water heaters...BIG DEAL, I expected that as standard, in fact it is law in Spain now to have alternative water heating supply, one company even classed a home as eco friendly because the heating had a thermostat.

Through out my career as an air conditioning, heating and refrigeration technician, I have seen thousands of jobs with the same problems over and over and over. I have seen just about every mistake you can imagine. I've been in the field going on 23 years now.

I came across one job a few years ago where the contractor (so called professional) installed a replacement digital thermostat in the same spot where the old unit was located. In between two door jams in a hall way. This guy used the old wires that were attached to the old thermostat, which is not a problem in it self, but the location of the wires is where he ran into trouble. The problem here was the person who installed this thermostat, installed it sideways because it was too long for this location. Instead of telling the customer he needed to go get a thermostat that fit the application or moving the wires to accommodate the thermostat he had on his truck, he installed what he had with him at the time and he told the customer "that was how these new digital thermostats needed to be installed" so they could operate properly. Of course the customer was a senior citizen in her late 80's and he had no morals or values. The funny thing is that this digital thermostat would have actually worked properly installed this way, because the sensor was a solid state device on a circuit board. Except for reading what the display said and reading what the buttons said, this thermostat actually operated correctly. You should have seen the way he installed the duct work but that is another story.

The reason the lady called was because it seemed to her that the furnace would always shut down too early or it would sometimes run for a long period of time making the room warmer than she wanted. I had to laugh when I arrived on the job and saw what this guy had done. The biggest issue mechanically with this thermostat was not the way it was mounted, but that it was mounted and covering a very large hole, where the thermostat wires came though the wall. The sensor was very near the hole on the wall and it was reading the cold inside wall cavity temperature. I removed the thermostat and installed a new one for her, free of charge and then filled the hole with sheetrock mud to stop the stat from reading the wall cavity temperature.

The customer wanted to pay me for my trouble and my materials but I told her that the next time she came across someone that needs a new furnace or air conditioner that could could simply give my name and phone number out and that would be enough. She agreed and thanked me for my trouble.

I still get referrals from her today. It has always bugged me to see someone take advantage of elderly people, especially when they have no business doing the work in the first place.

The digital thermostats today can do a lot and they are generally pretty reliable, most of the time its either that its installed wrong or programmed wrong, wired wrong or there are not enough wires to it. Maybe the thermostat needs the common wire from the thermostat hooked up to operate properly. The majority of these problems are the result of poor technical knowledge on behalf of the installer, or perhaps they simply don't care enough to read the installation instructions. Sometimes people get into the trade and learn how to install duct work and put sheet metal screws in with a drill gun and bam they think they have enough experience to go out and become a contractor.

Unfortunately home owners have no way of knowing whether or not the service company they chose has enough experience or knowledge to do the job right. The NATE Rating is about as close as you can come to being sure you hire the right people. However" I was trained a long time ago in a technical school that focused on the theory and operating principals of electrical, refrigeration, air conditioning and heating. Long before the NATE Training certificate came about. My schooling was 990hrs and the course took place over 9 months. I don't have the NATE certificate badge myself. I guess I should go get it to look more legitimate and I probably will get it as that seems to be the standard today. I have not looked into the certificate yet but eventually will.

There are three possible scenarios involved in that question:

1. Stay where you are and renovate

2. Move to an existing house and renovate

3. Build a new house for you to move into

There are numerous considerations, not the least of which is how you feel about your existing location. That word - LOCATION - should be your primary focus. Do you prefer to remain where you are, or not? Is staying where you are an option, or are you forced to relocate due to a job change, or other issues?

If you wish to stay where you are, there's no reason to read this article. Remodeling and/or expanding the place where you now live is the least expensive alternative - by far.
Your aggravation levels will increase during the construction, but they will do that with either of the other choices as well. If it gets to be too much, you can move to a motel for 2 months, eat dinner out every night, and still come out cheaper than either option 2 or option 3. If you want to be in your present home, case closed.

So let's assume you have to move, and we'll concentrate on option 2 vs. option 3. There are two important aspects of this topic which apply to both.
In both cases you have to research the property with the building department to make sure you will be able to do what you wish. Verify zoning, lot size restrictions, and access to utilities.
You will have unknown costs (moving, insurance, taxes, financing costs, etc.) in either case.

Advantages of remodeling an existing house:
Fewer hidden (or unknown) costs. New homes often have impact fees, ground preparation fees, and higher permit fees than those imposed for remodeling.
Hard construction costs will be less (usually, but not always).
You can move into the house much sooner. If you have to leave your existing home quickly, you may not have the ability to wait for a new home to be built.

Advantages of building new:
Unrestricted design potential, allowing you to end up with a more modern, better insulated home, with better traffic flow than you would have in an older building. Also, older homes have less closet/storage space than new ones.
Your long term energy costs will be lower because all of your equipment will be running more efficiently.
Less disruption to family routine. While construction is happening, you're still living in your present house. Then you move into a finished product (possibly with some decorative items to complete).

I'm sure you noticed that I haven't listed costs in either list. The determining factor is going to be the extent of the renovation to the existing building. Depending upon the condition of the house, age, building codes and other factors, it can actually be more costly to remodel than to build new.

In either case, allow an extra 20% in your budget over and above any quoted costs you've obtained. 10% is for upgrades that you decide upon after initial pricing. The other 10% is for the rising costs of material and labor. If the price of oil goes through the roof again, 10% might not be enough.

If the older home was built between 1950 and 1978, there might be issues having to do with asbestos and lead paint. Make sure you get a professional inspection performed. You may also be required to bring the plumbing and electrical systems up to date.

In conclusion, renovating a home might be very rewarding, as well as the cheaper alternative. However, you have to do your homework before making the commitment, in order to insure that you're not stepping into a money pit. Every situation is different. Haven't Gotten Your Tankless Water Heater Yet?
Well, I'm not sure what's stopping you. My tankless water heater is one of the best appliances I've ever purchased and installed. It's one of those types of things you end up asking yourself "Why didn't I do this before?" Every day I look at my new water heater I'm amazed by it. Let me enumerate the reasons:
I'm amazed by its size. I have an electric Titan tankless water heater and so help me it's only slightly larger than a yellow pages phone book and it's no more than about two and a half inches thick. There are no moving parts except for a control knob on the front of the unit. Remarkable.
I'm amazed by its power. How something so small can produce an ENDLESS amount of hot water without the fear of running out, regardless of how many back to back showers we take, is way, way beyond me. I'm sure the propane and gas tankless units do the same. And I live in New Hampshire and have well water that's COLD! Maybe it's because I'm so accustomed to seeing five foot high monoliths that were required to do the same task. It's a 60 amp, 240v system. Piece o' cake.
I'm amazed by its cost savings. I immediately noticed a 30% reduction in my electric bill after replacing the TWO pieces of junk that were there cycling on and off 24 hours a day. With this water heater it only calls for electricity when the unit calls for hot water. Not a second sooner. And there's no need for wrapping it in an insulation blanket either because there's no standing water that can cool down only to need to be reheated. Imagine what savings you'd find with your gas or propane water heater.
I'm amazed by the ease of installation. I used PEX for the plumbing, wired it myself to its own 60 amp breaker using six gauge wire and the whole process took less than 2 hours. It would have taken less time, but, I'm not a plumber or electrician by trade. Since there's no joints to sweat using PEX, everything was just snap and go. The Titan tankless water heater is just mounted on the wall. Almost like a painting. No bulky tanks to move around and no need for reserving a large space for it.
I've got my tankless water heater installed. And though mine is made by Titan you can also get great units from Bosch, Rinnai and Takagi just to name a few. So, when are going to install yours?

How to Replace an Old Window in Your Home

A Guide to Installing a New Window in Your Home
If your old wooden window is drafty, does not open or close well, or is showing signs of water damage and decay, it is probably time to think about replacing it with a new state-of-the-art Low-E glass, vinyl clad window.
Also, if the glass pane associated with your existing old wooden window is foggy or you can feel cold drafts during the winter months emanating out from around it, or you need to hold it open during the summer months with a prop of some sort then it is definitely time to replace it.
Replacing an old window is something a Do It Yourself homeowner can tackle with some basic carpenters knowledge and a few basic carpentry tools that you probably already have in your home.
Purchasing the Proper New Window
Prior to installing a new window you first need to figure out what size window to purchase. The key parameter required when ordering a new window is its rough opening. This is specified by the window manufacturer and tells you how large of an opening you need for installing a specific window. Typically the rough opening is 1 to 2 inches taller and wider than the actual window itself.
You may need to remove the interior trim from around the old window to obtain the rough opening dimensions for your new window.
Make sure you purchase a new window that has rough opening requirements that are equal to or smaller than your measurements.
Removal of the Old Window
Once you have purchased your new window it is time to remove the old one. Using a hammer and a claw remove the old exterior trim and any nails that may be securing the window to the home. There may be a nailing flange around the perimeter of the old window. Simply use your hammer and claw to remove these nails.
With the nails removed the window should be able to be pulled out of the window frame opening.
Installation of the New Window
With the old window out, it is now time to install the new window. Before, installing the new window, make sure the rough window opening is clear of any debris and any old nails.
Place the new window into the window opening and center it within the window frame.
Use a level and a measuring tape to make sure the window is plumb and square, otherwise the window will not work properly. You may need to add some shims to plumb and square up the new window.
Once the window is plumb and square within the window frame, fasten it with a couple of nails. With most new windows they come with a nailing flange that makes nailing the window to the outside home exterior straightforward.
When nailing the window, start on the upper right hand side and work your way down with just a couple of nails. Check again with the level to make sure the window is level and plumb. Also take one more look on the inside of the window to make sure the window is square and centered.
If the window has remained square and plumb, go ahead and install a couple of additional nails on the other side of the window. Again, one at the top, and the other about halfway down the window.
Then go into the home and remove/cut away the retention bands that held the window square during the window installation. Slide the windows up a down and see if they operate smoothly.
If the window operates smoothly go ahead and add additional nails every 4-6 inches around the nailing flange of the window. If it does not, you may need to remove one or more of the initial nails installed and readjust the window to make sure it is plumb and square.
With the window now installed, add new trimboards around the window perimeter on both the inside and outside of the window and enjoy your new view.

A Guide to Installing a Wood Burning Stove

Wood burning stoves are very much in demand these days for two of the most compelling reasons since the dawn of time: money and good looks.
First there is potential to make serious savings compared to conventional fuel sources, and second nothing ever quite pushes the warm 'n cosy buttons like a real fireplace. Whether you like your cost savings dressed as stylish and ultra modern or prefer them wrapped up in the guise of a traditional country kitchen range there's a wood burning stove that's just perfect for you.
But wood burners are not for everyone. The cost savings can indeed be very significant, but only if your circumstances are suited to owning a wood burning stove. Also there is that matter of "installation" to consider. Here then is a guide through some of the many points you need to check if you are contemplating installing a wood burner.
Point 1
Is there a reliable and cost effective supply of solid fuel local to you? What type of fuel is it exactly? Wood burners can accept well-seasoned logs and other form of solid wood, wood chips and/or wood pellets. But some wood burning stoves are better suited (or sometimes restricted) to particular types of fuel.
You must understand how you plan to fuel your burner before choosing a particular make to install or even going ahead with the project at all. Solid fuel is heavy and bulky and the costs to transport it any distance can quickly mount up to the point where any potential cost savings have vanished.

For information: seasoned wood has been left to dry naturally for at least a year; wood chips are small pieces of wood such as what comes out of those wood chippers that tree surgeons use; wood pellets are manufactured as uniformly sized small blocks of compressed sawdust.
Point 2
You will need somewhere dry, easily accessible and fairly spacious to store your wood fuel. Ideally it should also be close to the wood burner itself (lugging logs from the shed at the bottom of the garden wouldn't count as ideal). If plan on using an automatic fuel loading hopper (for wood pellets or sometimes wood chips) then it is even more important that the fuel store be located in proximity to the burner.
Point 3
A wood burning stove requires a flue lined with a vent material suitable for burning wood fuel. If you already have a chimney then it is possible to have this fitted with a lined flue suitable for a wood burner, but factor in this extra cost. If you don't have a suitable chimney then you will need to consider where you might be able to have a flue installed, bearing in mind that you might well need to also comply with planning and building regulations.
Point 4
Wood burning stoves are most efficient when working at full capacity, in other words burning fuel at a fast rate rather than gently smouldering. This presents an obvious dilemma in that a fast burn will typically produce more heat than you really need or desire, but shutting the fire down then means that no heat is being generated.
A common solution to this is installing an "accumulator" tank - basically an insulated hot water cylinder on steroids. This plays the role of a "heat battery" that accumulates the excess heat from a fast burn so that it can be released as required over several days in the form of hot water to the household radiators and for bathing.

As a side note, many people who install solar power and heat collection also install an accumulator tank to trap useful heat in the same way as they store solar electricity using deep cycle batteries. The two systems, solar and woodburner, can easily share an accumulator in order to optimise energy savings.
Point 5
There are more regulations and items of legislation covering the issue of domestic heating than you could shake a stick at. Then there are the carrots - the grants and assorted incentive schemes that could significantly reduce your installation costs if you know what's available and how to apply.

If you live in a top location area - the sky is the limit - but sadly most of us do not!
If you are living in a lower price area and put in a swimming pool and an outdoor kitchen before you list your house, it will most certainly bring the buyers to your home. It will no doubt bring in offers for your home and all this is good news.
However, while you will be able to sell at the top neighborhood price, the sale price may not reflect the total cost of your improvements.

For instance, in the 'Money Magazine' they recommend adding a quality deck to bulk up the potential square footage of your property. It should be no larger than the one third the size of your home.
A deck can be transformed into a luxury class fairly inexpensively - outdoor lighting around the deck area, waterproof speakers and an entry via French doors will help. If you use 'cute' strings of outdoor lighting and decorate with potted trees, the deck will have an appealing ambiance.

There are so many things that can be overlooked or go wrong, and you may be surprised to learn that most people working in the trades simply just don't care about quality nor do they care to work with other trades for the common good of the project. It takes someone to orchestrate, and someone with experience to get the job done right.
You may be hiring an architect and/or building contractor and more often then not they can't seem to get it right either, they simply don't understand that it takes a team working together towards a common goal. So many times the architect will call out for materials in their specifications that they saw or read about in a magazine without understanding the application process, what it takes to be installed properly, or how it will adhere to the other materials surrounding it.
The point is, there is so much to know about building a home correctly, it takes years of actually working with the materials, and doing the installations to understand the what, when, and how.

Before you even get to the bidding process you need to call and verify that each contractor has workman's comp, property damage and personal liability insurances. They should also be licensed as needed for the work they are doing. Make sure that they understand that if they are requested to bid they will need to present proof of this information and that all work must be to local building codes.
Next step is for you to whittle down your list to the best three or four possibilities. You do this by requesting at least three referral names and phone numbers for completed work that is similar to your project from each potential contractor.
Don't be shy about asking each referral for a chance to see their finished renovation work. Ask questions about the timeliness of the project and whether it was completed on budget. Most people will be happy to share with you and may even have a couple of good ideas to pass along.
After this you should be able to choose the best three or four contractors who you then ask for a bid based upon the same exact work and materials. Don't automatically pick the lowest price.
At this point, you should start expecting to feel a certain chemistry with the individual contractors. Remember that the home renovation contractor that you choose will be in and around your home for the duration of your project. You need to feel comfortable with them.
Make sure that you understand whether or not each contractor is doing multiple jobs and whether you can expect them or a foreman to be on site during the work.
Once you choose the contractor that you want to use, make sure that you get your agreement in writing. This is the time to ask for a copy of their contractors license and insurance binder that state you are covered for your project.
Make sure that the entire scope of your project is outlined including items like who pays for everything from trash hauling to the porta-pot. The agreement needs to outline who is going to be responsible for demolition, materials and clean-up.
Try to think off everything that will be used or needed. It is only fair that a contractor charge extra for extra work so if you forget something it can easily cause your project to go over budget.
When specifying materials avoid the use of the terms comparable or equal. Make sure that you check on-line or at a hardware store so you understand the costs of materials, electrical fixtures and plumbing fixtures and materials. Any changes in the specific materials or brands should require you to sign off on and agreeing to the change.
Make payments as the work progresses. Try to keep the initial deposits as low as possible. You should be aware that subcontractors can place a lien on your property if they are not paid. Make sure that as you pay for each portion of the completed work you get a release of lien signed or at least proof that your contractor is paying the subs in a timely manner.
Do not sign any type of completion document or pay the final balances until all work has passed the final code inspections.
Finally, you should also be aware that during renovations of older homes surprises can appear. Things that couldn't be expected until actual demolition started. Make sure that you keep an extra reserve funds for those situations. It will allow you to take them in stride and make sure that your whole renovation project gets completed just the way you envisioned it.

My New Storm Door

First I thought about all the money Id save during this winters heating season if I had a storm door. A good storm door would save on the gas bill and make the house more comfortable.
Then I opened my electric bill for a hot humid summer month. That got me thinking about all the money Id save on air conditioning next summer. The savings on the air conditioning energy bill will help pay for the door.
We are heading into the in between season now. I thought about fresh air and open windows. We dont get cross ventilation through our front door because bugs would fly right in. A storm door with a self storing screen would let the fall and spring air blow right in and keep the bugs outside. Storm doors are not much for security but they might delay an intruder. An unwanted visitor would make noise getting the locked storm door open. It would give me a place to display a security system sticker that might cause an unwanted visitor to go somewhere else.
I hate shopping in big stores. I had to bribe myself with a trip to the tool department so I would look at storm doors in one of those chain home supply mega stores. I found Energy Star rated storm doors priced under $100 that would do the job. For double the money they would install it. I was running out of excuses.
Now that the nice new storm door is up my wife says the front door looks shabby and needs paint.
Trying to save the planet from global climate change or delaying the economic collapse that using peak oil is expected to cause are good motives. But, saving some cash right now is better. I just want to help folks save a buck, both at home and at work. If it helps promote energy independence, I can support that too. Wireless television remotes were first developed in the 1950's. By today's standard these mechanical devices were primitive. When you pushed a button it would hit a metal bar with an audible "click" (hence the term "clicker"). The television circuits would respond to the resultant frequency and the television would turn on, turn off, change channels, etc. Unfortunately, anything that resulted in the same frequency would have the same result as my family found out when we discovered we could manipulate the television while eating simply by the sounds of our knives and forks hitting each other or the plate (my brother was especially adept at this).
Technology improved and the number of practical applications for remote controls increased. Remote light switches typically send signals to receivers either wired to the device to be controlled itself or receivers which have been plugged into an outlet with the device then plugged into the receiver. The receiver is programmed to respond to certain remote control transmitters. When you push a button on the remote, the device responds to the transmitters as programmed. This technology is sometimes employed during remodeling of rooms and in the construction of log homes, when accessing the electrical wiring to the house directly can be difficult.
When was the last time you were in the basement and absent-mindedly turned off one light before you turned on another and you were literally feeling your way along the walls to turn on a light so you could see? Once you have added everything required you will need to leave your pump running for a good 12 hours. This will make sure the chlorine and winterizing product is completely distributed throughout the water.
To get the water level in the swimming pool correct you should switch off your skimmer valve and let the water drain until it is 6" below the skimmer's bottom. This will prevent flooding due to rainwater.
Prepare your summer cover for storage by giving it a good clean with either a pressure washer or some fresh clean water. Once it is thoroughly cleaned it can be put away and your winter cover taken out of storage.
Before fitting the winter cover place something in the pool to prevent wall damage if the water in your swimming pool freezes. Anything that will absorb the expansion will do such as some empty chemical containers half filled with water. When you fit the winter cover, make sure it is tight to prevent anything from getting underneath.
Make sure children know the swimming pool is now closed and off limits to visitors. A pool cover is designed to keep leaves, dirt etc. out of the water. It is not designed to take the weight of a person or even a pet. If you do have mall children their are products now available that are winter/safety covers. After a few days you will probably have to tighten the cover again so keep an eye on it for the first few days. You should then check your cover a couple of times a week throughout winter to ensure it is still secure and tight.
With the cover securely in place you should now drain the water from your filter, pump and heater. You will find a drain plug at the bottom of each. If you don't do this, when the water freezes inside the equipment it will most likely damage them beyond repair.
Once early spring arrives and the worst of the weather is over, you should run your pump for a good 6 to 10 hours, depending on the size of your pool, to circulate the chlorine and long life algicide throughout the entire swimming pool.

This can be accomplished with a slope that is as low as 1/4" per foot. If you don't have it in the structure, install a tapered system between the roof deck and the roofing. Almost any low sloped roofing system can succeed with proper drainage. Virtually none will succeed without it.
For over a hundred years, the traditional choice for low-sloped roofing has been a built-up roof (BUR) with gravel surfacing. The multiple layers of felt, each set in a layer of hot asphalt make for a thick, heavy-duty roof system that is tough to beat. But this type of roofing is on the decline due to the hazards associated with hot asphalt. Insurance companies are demanding outrageous deductibles for hot tar accidents, which is cooling the market for BUR, especially on small residential jobs.
A popular alternative for patio roofing is torch-applied modified bitumen, or just "modified" as it is commonly called. It is a rolled roofing product that is specially formulated to accommodate temperature changes. Unfortunately, the torch application can easily start a house fire... and often does.
There is a family of plastic and rubber roofing products called "single-ply" that can be installed without torch or kettle hazards. But the inherent problem with single-ply roofing is just as the name implies: There is just one layer of waterproof protection. Something as simple as a dropped tool or a discarded cigarette butt can cause a leak. And if there is any ponding at all, the seams must be PERFECT to prevent water intrusion. Perfection is a lot to expect from anybody, including us roofers.
Fortunately, there is an excellent option for your patio roofing. It's a hybrid that combines the best features of two different systems. It starts with a nailed down base sheet over a tapered roof deck. Then a smooth-surfaced, self-adhering mid-ply of modified bitumen is installed. Finally a self-adhering modified cap sheet with white granular surfacing is installed.
This system gives you the back-up protection of a built-up roof and the flexibility of modified, without the dangers of torches and kettles.

Respected scientists have, through painstaking research, discovered that a single mosquito can lift 10 times its own weight. This means of course, that it takes a mere 11,253,534 mosquitoes to grab, lift, and fly away with an average-sized toy poodle.
Alarming as that may seem, it is not nearly as scary as the fact that 11,253,534 is also the exact number of mosquitoes contained within a cubic meter of mid-summer air found in the typical Midwestern backyard. Which is precisely why those same respected scientists invented the screened porch.
In temperate climates, flying insects can make the enjoyment of warm summer nights very difficult. Americans spend a great deal on money on various methods of repelling the buzzing vampires. We spend even more money on decks and patios only to find their use limited by the local bug population. And that's exactly why so many homeowners make a screened porch an indispensable part of their house.
My clients often ask me whether a screened porch or a "Florida" or "three-season" room is more appropriate for outdoor living in the Midwest. They're very different kinds of spaces; a three-season room is much more than just a screened porch with windows.
Building codes typically require any enclosed space that is capable of being heated and cooled to meet all of the requirements of indoor living space. That means going beyond basic structural stability: a room enclosed with walls and glass must be insulated, heated, provided with adequate natural and/or artificial lighting, fitted with the proper number of electrical outlets, and meet mechanical energy codes.
A screened porch, however, is considered to be outdoor living space and need only be structurally sound. As long as it isn't high enough off of the ground to require a railing, few other code demands are made. There's a cost difference, too, since a screened porch requires fewer trades and far less material to build. It's a relatively cheap way to add living space and extend the enjoyment of your yard and garden into the spring and fall.
But the true delight of a screened porch is the feeling of being outside, without the rain, blazing sun, or bugs. That's an experience that isn't felt in even the most highly glazed "Florida rooms". It's a common mistake to overdo a screened porch, to add more columns than necessary or to install a half-height wall around the perimeter. Anything that creates physical or visual separation between the inside and outside erodes the illusion. The best screened porches are as transparent as possible.
Finding just the right location for a screened porch can be tough, especially on narrow suburban lots. In most cases, the screened porch should be connected to another family gathering area and close to the kitchen, with views of a yard or garden. But how to do that without blocking the views from other rooms? Again, transparency is the key. Make the screens as big as possible and the ceiling high, add a skylight or two, and you'll still have a good view from inside the house.
Materials for a screened porch should be chosen first for architectural compatibility with the house, and second for durability. If the porch is to be painted, make sure to choose a species and grade of wood that will hold paint well. Cedar, redwood, and other Western softwoods are excellent for paint adhesion. Cedar and redwood are also known for their natural resistance to insects and rot.
Other options for the porch's frame include pressure-treated lumber and several recently introduced simulated wood products made from varying proportions of post-consumer recycled plastics and waste wood fibers. These "polymer-lumber" materials offer excellent rot and insect resistance, and eventually weather to a pleasing gray color.
The screens themselves can be made of metal or plastic screening. Plastic screening is usually the best choice, offering rust resistance, light weight, and durability. And although the screens can be attached directly to the porch frame, a "pre-framed" screen system allows for easy replacement and cleaning by simply removing the entire screen and frame as a single unit. A local screen contractor will measure the existing openings and build the pre-framed screens to fit.
A well-designed and well-built screened porch adds value, function, character, and enjoyment to a home. It can get you a little more in touch with the outdoors, and give you another reason to keep the garden weeded. It can also get the bug zapper out of your yard -- and save you a small fortune on citronella.

RV Tips for Holding Tanks

Today we're going to talk about RV holding tanks. To start with, I wanted to mention something about RV holding tanks that I don't think a lot of RVers are aware of. Many of the free dump stations available to RVers are closing because of chemicals that are harmful to septic systems and because RVers are abusing these dump stations. If we want to have access to these dump stations it is absolutely essential that we use septic safe chemicals (no formaldehyde), and that we clean up after ourselves and do not abuse dump stations.
Your RV has what is referred to as a gray water holding tank and a black water holding tank. The gray water holding tank collects dirty water from the kitchen sink, bathroom sink and shower. The black water holding tank is for the toilet. These tanks terminate into one main outlet used to empty the holding tanks. This is where we connect our sewer hose.
Make sure you have the required couplings and connectors. It may be necessary to attach two hoses together to reach the sewer connection. I recommend you only use heavy duty sewer hoses. Their not that expensive and they hold up much better. Keep a 10 foot hose and a 20 foot hose available. Do not pull or drag the sewer hose on the ground. This will cause it to tear or get pin holes in it.
To hook up the sewer hose make sure both valves are closed and remove the sewer cap. Make the connection by putting the hose adapter over the outlet and turn it clockwise until it locks securely in place. Take the other end of the hose over to the campground sewer connection. Use the necessary adapters to make the connection and get a good seal. It's a good idea to place some weight over the hose so it doesn't jump back out when you drain the tanks. It may be necessary to use some type of sewer hose support to get a good angle from the RV to the campground sewer connection so the tanks drain properly when you empty them. The small valve is for the gray water tank and the large valve is for the black water tank.
One golden rule for RV holding tanks is to never dump the black water tank until it is at least two thirds full. You want the tank nearly full so the weight and the gravity will force the contents of the tank to drain properly. Another golden rule is to never leave the black tank valve open at the campground and expect the toilet to drain or flush like the toilet in your home. It won't work.
When the tanks are full, or nearly full always dump the black tank first, followed by the gray tank. The gray water tank should also be at least two thirds full. Dumping the gray water tank last will help to flush the sewer hose out.
When you're at the campground for an extended period of time you can leave the gray tank valve partially open so it drains as you use it, but remember to NEVER do this with the black tank. If it's time to leave the campground and your holding tanks are not full you can finish filling them with water and then dump them. Never use your drinking water hose for holding tank maintenance or cleaning purposes. RV drinking hoses are normally white. Take a different color hose for others uses so you can distinguish the difference.
After you dump the tanks you need to thoroughly flush the tanks out. Some RVs have a built in system for flushing the tanks out. If not there are other ways to do it. You can use a tank wand designed for cleaning and flushing the black tank. The only problem is you don't know when or if the black tank is really clean and you can't rinse or clean the gray tank with a wand. I use a product called the Flush King. It's a reverse flush valve that connects directly to your sewer outlet and rinses and cleans both holding tanks in one simple operation. It's easy to use and it has a see through barrel so you know when the tanks are really clean.
Every time you dump the black tank you need to treat it with holding tank chemicals to assist in controlling odors and to break down solids. You should always use environmentally safe chemicals. Enzyme based chemicals use the good bacteria to digest waste and control odors. Formaldehyde based chemicals destroy the bacteria that's needed to break down waste and they can be dangerous to humans and pets.
The first step is to add enough water to completely cover the bottom of the tank. Four or five toilet bowls full should be enough depending on the size of your black tank. Water will assist a great deal with controlling holding tank odors. You always want the contents of the tank to be covered by water. Next, fill the toilet bowl and add the proper amount of holding tank chemicals, usually four ounces for every forty gallons the tank holds. Flush the toilet. Repeat this procedure every time you empty the black water holding tank. Some holding tank chemicals like RV Trine also contains valve lubricants to keep the valves operating properly and extend the valve seals life.
You should always use toilet paper designed for use in RVs. This toilet paper breaks down and dissolves in the holding tank chemicals preventing potential problems with the holding tank, the RV sewer system and the dump station septic system.
False holding tank readings on your monitor panel are caused by the holding tank probes being covered by toilet tissue or other debris. If flushing the tank doesn't solve the problem add some water and a couple bags of ice cubes to the empty holding tank. Drive or pull the trailer so the ice cubes can scrub the sides of the tank. Proper holding tank chemicals will also keep the holding tank probes clean.
Over time grease and residue builds up in the gray tank and it causes a foul odor, not to mention how it is affecting the tank and valve assembly. Periodically treat the gray tank with environmentally safe holding tank chemicals to avoid odors from the tank. When the tank is empty you can also add some dish washing liquid down the drains to help break down grease and residue build up.
Following these simple holding tank tips can prevent problems and provide you with long lasting trouble free holding tanks. This is one problem we can all do without! While solar energy is most often associated with the production of electricity, heating is also a major platform. Temperature control is the key to an efficient system.

The sun produces a ton of energy, but solar panel systems have historically been very inefficient at converting it. With improving technology, efficiency has improved to the point where most panel systems can easily produce enough energy to heat water for the home and pools. Obviously, controlling the heat production is a key element of this process.
Solar heating control systems come in a variety of forms. Most are designed to work on temperature differential strategies. Temperature differential controls work by using two sensors. The first is located close the panels being used to heat the water or liquid substitute. The second is located on or close to the liquid return valve into the panel system. Put in practical terms, one sensor measures the temperature of liquid set to leave the panel while the other measures the temperature of liquid coming into the panel.
The process works by waiting for temperatures to rise to a temperature determined by you. Once the liquid meets the temperature, the sensors trigger a computer to turn on the circulation pump and move the liquid to the desired location. Once the return valve sensor notes the temperature of the returning water is within a particular range of the liquid in the panel system, the pump is shut off.
Controlling temperature and efficiency is important in any heating system, but particularly in solar platforms. Although particular designs may vary from the above description, they all serve an important function. By regulating temperature, controllers make your panel system much more efficient. Pump use and abuse is cut down and temperature increases are quicker.
Solar solutions are coming to the front of the energy debate for many residences. Countries like Germany are making huge investments in solar platforms and technologies. Solar can be a cost-effective solution for you as well. Just keep in mind that efficiency is a must if you are pursuing solar water heating.

EIFS - How Synthetic Stucco Can Cause Huge Damage to Homes Across America

IF you have EIFS on the exterior of your home, you likely have significant water damage all over your home and may not know anything about it.
The acronym "EIFS" stands for "Exterior Insulation and Finish Systems." Most people call it "stucco," although it's not true stucco. It's synthetic stucco. In this article, the terms EIFS, stucco and synthetic stucco will all be interchangeable.
There was an article in the Atlanta Journal Constitution on November 4, 2008 about Post Properties, headquartered in Atlanta. Post owns apartment complexes all across the USA. Post will spend $40 to $45 million dollars repairing over 11,000 apartments that have water damage due to improperly installed EIFS.
"This is a construction method that was prevalent in the 90s. We don't use it anymore," David Stockert, Post's CEO and president, told analysts Tuesday. Stockert also said that very little of the damage will be covered by insurance.
$45 million is just a drop in the bucket compared to the damages to single family homes across America that are covered with synthetic stucco.
Over the last twenty years, MILLIONS of single family homes were built using stucco as the exterior finish. Stucco looks great, is easy to install, has great energy-saving features and can be made to look like stone and other masonry finishes.
However, in my own experience as a claims adjuster, I've seen very little residential stucco that has been installed properly. Nearly every EIFS-clad house I've ever inspected had water, mold and termite damage behind the stucco. Sometimes the damage is so extensive that the houses have to be condemned and torn down.
I spent lots of time handling claims for Construction Defect liability that involved stucco. I don't know of any single building material that has been responsible for more builder bankruptcies in America than stucco. And, as the stucco product ages, more and more home damages are being discovered.
I remember inspecting a huge, three story wood framed, stucco exterior home in a golf course community in Athens, Georgia a few years ago. The owners discovered the damage when the wife walked over to a dining room bay window and her foot fell through the wood floor.
There was water damage on all four sides of the house, and around every door and window opening. Worse, the water behind the walls made the perfect breeding ground for termites that had been eating the house for a long time. The estimate I wrote was for $439,000, and the home was valued at about $500,000. The house was demolished and rebuilt on the foundations. The builder's liability insurance paid the claim. The new house DID NOT have a stucco exterior.
EIFS manufacturers issue shop drawings that builders are supposed to use when installing EIFS. They specify that flashing must be used around ANY door or window opening. "Flashing" are formed metal pieces that keep the water from getting behind the stucco. But in millions of homes, the builder simply butts the stucco up against the outside of the window or door, smears on the stucco finish, and seals the joint with caulking. It saves installation time and the cost of the flashing.
It doesn't take too many months for exterior caulking to crack and separate. Once that happens, water gets behind the stucco every time it rains.
So, when water gets behind EIFS, it gets trapped. Lots of homes have a layer of "housewrap," or plastic sheeting as a vapor barrier under the stucco. But vapor barriers that keep moisture out also keep moisture in. When water gets trapped behind the EIFS, it creates the perfect habitat for termites...food and water. They'll stay until the food and water run out.
Termites can destroy a home unprotected by pesticides. However, termites can also damage or destroy a protected home. Termites only need THREE THINGS TO THRIVE:
1. Access...a way to get in.
2. Moisture to drink.
3. Food...which in an average house is wood. Walls, floors, plywood, trim, windows, doors...all wood products are on the termites' menu.
The other big problem for stucco is that builders ran the product down the side of the exterior wall and then landscaped up to it. Stucco that comes into contact with the ground makes it super easy for termites to invade without detection.
Why am I telling you this about your stucco-covered home? Because your damage will likely NOT be covered by your homeowners insurance policy. Wet Rot is excluded in your homeowners policy. The standard HO-3 policy also has exclusions for damage caused by insects. The policy also excludes damage caused by mold and mildew, commonly found where the water damage is.
I urge you to have a home inspector or contractor inspect your home. Look carefully at the outside trim around your doors and windows. If you cannot easily see a metal flashing between the stucco and the door or window trim, your stucco was improperly installed by the builder. The chances are overwhelming that you have interior water damage all over your home.
The final insult is that you likely can't sell your home without making the repairs first.
If you find damage, and your insurance company denies coverage for your damages, you'll have to notify the builder who built your home that you're making a claim against his Liability insurance policy. I recommend that you consult an attorney as you begin the process.
EIFS, improperly installed on ANY building, causes nothing but nightmares and financial ruin. Don't be a victim...find out your rights and fight hard!

Before you go to the expense of calling in a roofing contractor, see if you can analyze and repair your roof problem yourself. Another weakness in all roofs is the flashing. Often the simple fact that the gutters, leading into down pipes from the roof, are blocked with leaves and twigs can cause a problem. Roofs must have adequate run off, especially in the areas which may have snow. Water trapped in the gutter will mean that it will back up the roof for a few inches and have time to seep into the edges of the roofing tiles. Not all homes have adequate perimeter protection on their roofs, although this is one good feature to ask for on a new roof.
Quite often homes incur roof leaks all at the same time (often after strong gales winds and torrential rain etc). This can mean that all contractors are busy and you have 'stop up the leak' until you can get help.
If you do get a leak, and you have placed buckets under the dripping water, be aware that the leak may be in a completely different place than it would seem. Locating the source is difficult, as water can run along horizontal timbers and appear to be leaking from a place that is sound. Getting up into the attic and actually looking for a wet spot on the roof decking will be an accurate way to tell.
If you can find the spot an emergency patch can be made applying roofing felt and using plastic cement to hold it until you can call in a contractor. You can also attempt to repair it yourself, if it is just a shingle that is damaged. You can carefully prize up the roof shingle by removing the three or four nails that are holding it in place; next, apply a generous coating of tar beneath the tear in question, and also coat the underside of the shingle with a with a coat of tar before putting it back in place. Add a spot of tar to each nail head. Most roofing companies advise against the 'liquid' asphalt repair products.
Roofs can also be temporarily repaired using roof membrane and sealants. Care must be taken to clean the roof surface first to ensure that the sealant will stick and keep the leak protected from rain etc. In fact, as long as the roof is clean and dry, the wonder of the 20th.
